The city of Hyvinkää adopted the Fluent Kunto system for property management. With the change, the city’s goal is to digitize the property management processes and improve the service the municipal residents receive.
The use of the Fluent Kunto system has expanded from street and road maintenance to now also property maintenance, when the city of Hyvinkää introduced the system in November for the maintenance of city-owned properties. Fluent Kunto is already familiar to the city of Hyvinkää for the maintenance of streets and sports facilities for many years.
According to Jani Perta, property foreman of the city of Hyvinkää, the need arose in the city to change the property management processes to a digital format. The work management of the Fluent Kunto system provided the keys to this.
The digital system speeds up the city’s feedback loop and response time considerably.
“In the past, property management processes were practically carried out via pen and paper and telephones – there were a lot of calls between property managers, facility services and the municipality’s subcontractors about different issues”, says Jani Perta.
Better service with faster response time
Now both making observations and directing work can be done using the Kunto system: if, for example, the plowing equipment knocks over the fence of the property’s yard or a troublesome pothole is noticed on the access road, the matter can be immediately noted and, based on that, the work can be directed to a subcontractor using the Kunto system.
In the long run, this will also improve the service the city residents receive, which is also one of the goals of the city of Hyvinkää.
Kunto also makes it possible for the work done in property maintenance to be accurately verified afterwards, for example in cases of slipping.

The Fluent Kunto system can also be used to collect data on various property management measures, which can be used in future tenders, for instance. In addition, with the help of the collected data, for example, resources can be allocated more efficiently in the future.
“Kunto also makes it possible for the work done in property maintenance to be accurately verified afterwards, for example in cases of slipping,” states Perta.
